About Dynep Host

Dynep Host (branded on-site as Host Profit Lab) is a free, client-side financial modeling tool for short-term-rental hosts. You enter nightly rate, occupancy, available nights, average stay length, cleaning fees charged and cleaning costs, platform/payment fees, management fee, maintenance reserve, and fixed costs like mortgage, utilities, taxes and supplies, and it returns monthly cash flow, break-even occupancy, and a downside sensitivity view showing how fragile the result is if ADR or bookings move. A separate STR-vs-LTR calculator compares the same property's cash flow as a short-term rental against a simple long-term rental scenario, and a dedicated cleaning-fee calculator checks whether the charged cleaning fee actually covers cleaning cost after fees and stay length. The tool explicitly does not estimate local demand or predict bookings -- it only computes what the entered assumptions imply. Runs entirely in the browser, no account, no card, no usage cap, and no pricing page -- the whole tool is free.
